Is it time for a new roof? What you need to know

Time for a new roof: signs to look out for

Leaking or sagging roof

Water dripping into your house from the roof is never a good sign and potentially flags up missing slates or tiles, blocked gutters and long-term damage.

If the roof is visibly sagging, it may need extra supporting rafters or struts or it could be a sign that the roof is too heavy, in which case it will need to be replaced with a lighter material.

Mould or fungi on the roof or in the home

Excess moisture on the roof can cause mould and fungi and may be a sign you need a new roof. However, if the problem is only on the outside, it may be solved with a deep clean. Mould or fungi inside the home is a sign of deep-water damage and may signal it’s time to call in the roofers.

Peeling paint or water damage in the house

As with interior mould and fungi, water stains and peeling paint are often a sign of water damage from the roof, particularly on the upper floors. Damage on the lower floor may be due to leaking pipes, so you should check with a plumber first.

Blocked gutters or damaged chimneys

Gutters need regular cleaning to prevent the build-up of vegetation which prevents water draining off the roof and away from the house. Obstructions can also build up in the valleys in your roof, causing further water damage. Finally, check the flashing around your chimney regularly as damaged flashing can be vulnerable to water penetration. Water damage, as we have seen, builds up over time and may mean that the roof needs replacing.

You may not even be aware how old your roof is so taking guidance from your neighbours is a wise move.
